
Greater Toronto Area Experiences 200% Increase in Ultra-Luxury Home Sales for First Half of 2025
In addition to July 2025 experiencing the strongest year-over-year overall home sale increase in four years, home sales in the ultra-luxury category increased 200% in the first half of 2025.
According to a Toronto Regional Real Estate Board report, 6,100 home sales took place in July 2025, a 10.9% increase compared to July 2024. However, the average selling price decreased 5.5% year-over-year, to $1,051,719. The composite benchmark price decreased 5.4% year-over-year. Additionally, home sales were up 13% month-over-month, from June 2024.
While overall home sales increased in the Greater Toronto Area (GTA), Ultra-luxury home sales, worth over $10 million, increased substantially in the first half of 2025. According to the 2025 Mid-Year State of Luxury Report from Sotheby’s International Realty Canada, 12 ultra-luxury properties were sold in the GTA between January and June 2025, compared to 4 during the same time last year creating a 200% increase. Also noted in the report was an increase of off-market transactions in this category. However the luxury home segment, those priced between $4-$10 million, experienced a decline in home sales within this same time period.
The reports outline that buyers of ultra-luxury real estate are not affected by market uncertainties and are taking advantage of buying while others are not. Neighborhoods like The Bridal Path, Rosedale, and Yorkville have seen the most activity from these buyers.
