Top Luxury Home Trends for 2026 Focus Around Location and Size

Living large is back as more bedrooms, more square footage, and more flexibility are experiencing increasing demand by luxury home buyers.

According to The 2026 Trend Report from Coldwell Banker Global Luxury, demand for larger home footprints and more land have increased throughout 2025, as buyers desire more space for multi-purpose living for work, wellness, and multigenerational family gathering.

“A practical need for more space gradually transformed into a defining expectation of the high-end market: the modern luxury home must support our multihyphenate lives.” Says the report.

Demand for larger properties with privacy and room for expansion proved popular as inquiries for high-end properties increased by 23% from 2024 to 2025, including unique estates, castle-style residences, and land, according to statistics provided by JamesEdition.com. Overall, interest for detached homes and villas increased 15% from 2024 and 2025, totaling 66.2% of all inquiries.

According to the same report, the number of bedrooms and bathrooms was the most important feature when looking for a luxury home, with 37.4% of luxury buyers voting this as non-negotiable. Single-family homes that had at least 5 bedrooms accounted for 63.7% of all inquiries. Additionally, the average single-family property sold in 2025 was almost double the size compared to the average newly built single family home, according to data from the Institute for Luxury Home Marketing.

While size and location are top of mind for luxury home buyers, other top features creating the new luxury home outline for 2026 have been analyzed from JamesEdition.com data, polled Coldwell Banker Global Luxury® Property Specialists, and reviewed Coldwell Banker’s 2025 sold data. Adding to the property setting, views, privacy, and community amenities were the next most important features for luxury home buyers. Other features outlined in the report include outdoor living, modern architecture, wellness-focused amenities, home offices, multigenerational suites, secure parking, climate controlled comfort, and emerging expectations around sustainability, climate resilience, and smart home technology.

Though luxury buyers would prefer turnkey properties, there has been an increase in those willing to take on minor renovations if the location and integrity of the home are strong.
