Canada Boasts Strongest Home Sales in 4 Years for August 2025

Home sales across Canada rose in August 2025, reaching their highest level in four years.

According to a recent report by The Canadian Real Estate Association (CREA), the 40,257 home sales across Canada in August was a 1.9% increase compared to 39,522 in August 2024. Property sales also increased by 1.1% compared to July, making it the fifth straight month of rising transactions since March 2025, for a total increase of 12.5%.

“Unlike in recent months, when gains were led overwhelmingly by the Greater Toronto Area (GTA), sales in the GTA were down slightly in August, but this was more than offset by higher sales in Montreal, Greater Vancouver and Ottawa.” Outlines the report

It was also noted by CREA senior economist Shaun Cathcart that the upward trend in activity could accelerate this fall as the season usually brings a surge of new supply.

“Part of what drives sales at different points in the year is the availability of a lot of fresh property listings for buyers to buy.” Cathcart said.

Furthermore, the Bank of Canada is expected to cut its policy rate in the near future by a quarter point to 2.5%, according to the report

Overall, new listings increased across Canada by 2.6% month-over-month in August. The total number of listings for sale in August also increased year-over-year 8.8%, for a total of 195,453 listings. Sales prices also increased slightly by 1.8%, making the actual national average sale price $664,078 in August 2025, according to the CREA report.
