Ultra-Luxury Home Sales Set to Break Records in Greenwich, CT

Located just outside of New York City, the idyllic Connecticut suburb of Greenwich has been attracting wealthy home buyers resulting in a record pace of ultra-luxury home sales throughout 2025, as outlined in a recent Realtor.com report.

So far, a total of 25 ultra-luxury home sales, those worth $10 million and above, have been recorded through August 2025, according to the report. In comparison, 2024 had 14 ultra-luxury home sales. The previous record for ultra-luxury home sales for Greenwich was 19 in 2007.

In addition to the rise of ultra-luxury home sales, the median sales price in Greenwich has also been increasing, muchly due to high demand from those looking to expand their investment portfolio from stocks to real estate. The median list price in August 2025 was $4.29 million, according to the report.

“The median sales price in Greenwich, CT, was $2.9 million in the first half of 2025, nearly $1 million higher than the prior year’s level, and the highest H1 median sales price on record (back to 2001),” explains Hannah Jones, senior economic research analyst at Realtor.com.

If ultra-luxury home sales continue at this rate a total of $597 million in sales could be made in 2025, explains the Realtor.com report. However, while the demand for ultra-luxury homes continues, a lack of inventory makes it difficult for individuals to purchase.

“In order for someone to move here, someone else has to move out or pass away. So there’s really no more room,” Mark Pruner, sales executive on the Greenwich Streets Team at Compass, explains in the report.
